El anteproyecto consta del desarrollo de una torre de uso mixto en una propiedad de forma triangular, con frente a una carretera nacional. Nuestro cliente desea dar un paso adelante al estudio de prefactibilidad e inciar con la promoción. El edificio estará orientado como torre medica, con la posibilidad de utilizar los dos primeros niveles para restaurantes o agencia bancarias. En el ultimo nivel se desarrollan dos apartamentos en 2 niveles.
The preliminary project consists of the development of a mixed-use tower on a property of triangular shape, facing a national highway. Our client wants to take a step forward to the pre-feasibility study and start with the promotion. The building will be oriented as a medical tower, with the possibility of using the first two levels for restaurants or banking agencies. In the last level, two apartments are developed on 2 levels.
El diseño abre sus fachadas hacia el norte y hacia el sur, polos donde se desarrollan las oficinas, con un nucleo central de circulaciones.
Las elevaciones este y oeste se cierran parcialmente para reducir la incidencia solar a lo interno.
Por los niveles freaticos en la zona se decide que la torre no tenga niveles por debajo del nivel uno, y se plantea una torre automatizada para parqueos de propietarios, y estacionamiento a nivel de calle para visitantes.

The design opens its facades towards the north and the south, poles where the offices are developed, with centralized circulations.
The east and west elevations are partially closed to reduce the solar incidence internally.
Because of groundwater levels in the area, it is decided that the tower does not have levels below level one. An automated tower for the owner’s parking it’s designed and street-level parking for visitors.
